Why a Floor Priced by the Square Foot Costs More Than the Square Feet
Flooring is quoted in a unit that looks exactly like a retail price, and a buyer who multiplies a square foot figure by the size of their room has produced a number that is wrong in a predictable direction.
Nobody makes this mistake with a roof
A roof is quoted as a job and everybody understands the number covers the work. Flooring inherits the arithmetic of a shop, where a price per unit times a quantity is the bill, and the arithmetic does not hold once labour and preparation are attached to the goods.
That resemblance is the whole problem, and it is specific to trades that sell a product and a service in the same transaction.
Where the true claim misleads
The gap between what the figure covers and what a buyer thinks it covers is the whole of the problem, so it goes above the fold rather than under it. A square foot price that is entirely accurate for supplying and laying the material, and that excludes removal of the old floor, disposal, subfloor preparation, transitions, trim and moving furniture, is defensible on every line and leaves the buyer holding a figure the business knows is not the total.
A buyer acting on that number will be surprised later, which is the test, so the boundary belongs next to the price rather than in a footnote at the bottom of a quote.
What an estimate should itemise
Material, by product and quantity including the waste allowance, which buyers are often unaware they pay for. Labour to install. Removal and disposal of the existing floor, separately. Subfloor preparation, or a clear statement that it is excluded pending assessment. Transitions, thresholds, trim and reinstallation of skirting. Furniture moving and appliance disconnection, or a statement that they are the customer’s responsibility.
Waste allowance is worth its own sentence
A room does not consume exactly its own area in flooring, because material is cut, patterns are matched and boxes come in fixed sizes. A buyer who was quoted for the area and invoiced for the boxes has met a legitimate practice with no warning attached.
Say the allowance, say roughly what it is, and say why. It converts an apparent overcharge into arithmetic.
The boundary of what we do here
SIMLL does not prepare estimates, price work, advise on margins or make any representation about what a floor should cost. We sell none of it, and nothing on this page is legal or financial advice. How a business prices and what it includes are its own commercial decisions, taken with its own advisers. We arrive after the decision and our involvement is confined to whether the structure is published before a buyer builds a budget on the wrong number.

A unit that looks like a shelf price is the most effective lead generator in the trade and the most expensive one to leave unexplained, which is why it belongs inside how flooring businesses actually get leads. The figure only means something next to what the fitting half of that figure covers and the part of the job nobody has looked at yet.
Frequently asked questions
Why does a square foot price mislead?
Because it looks like a shelf price. Flooring inherits the arithmetic of a shop, where a unit price times a quantity is the bill, and that arithmetic stops holding once labour and preparation are attached to the goods.
What is typically excluded from it?
Removal of the old floor, disposal, subfloor preparation, transitions, trim and moving furniture. A price excluding all of those can be accurate on every line and still leave the buyer holding a figure that is not the total.
What should an estimate itemise?
Material by product and quantity including waste, labour, removal and disposal separately, subfloor preparation or a clear exclusion pending assessment, transitions and trim, and who moves the furniture and disconnects appliances.
What is a waste allowance?
The material consumed beyond the room’s area because it is cut, patterns are matched and boxes come in fixed sizes. A buyer quoted for the area and invoiced for the boxes has met a legitimate practice with no warning attached.
Where should the exclusions appear?
Beside the price, not in a footnote. The test is whether a buyer acting on the number would be surprised later, and with a bare square foot figure they will be.
